A Home Information Pack (HIP) is a set of documents providing information about your property, its energy efficiency, boundary ownership and planning permissions. Currently the pack is only compulsory for 3 and 4 bedroom properties.

An Energy Performance Certificate (EPC) tells the home buyer and sell about the energy efficiency of the home, it is rated from A to G. The EPC will make recommendations for cost-effective improvements to help cut fuel bills and carbon emissions. The EPC is prepared by a Domestic Energy Assessor or a Home Inspector, who are members of Government approved Accreditation and Certification Schemes.
A Home Condition Report contains information about the physical condition of the property.It is prepared by a Home Inspector who is a member of a Government approved and regulated Certification Scheme.
Home Information Packs can be arranged by estate agents, lenders, converyancers, specialist Pack providers or you can compile a pack yourself.
If your are marketing the property yourself, you must have prepared the Home Information Pack and make copies available for potential buyers. A Home Information Pack must be commisioned by the time the property is on the market.
As soon as you have received the Energy Performance Certificate (a compulsory part of the Pack), you must produce a Pack and provide potential buyers with a copy of the Pack, or any document from it on request.
